Traditional stone buildings, set in the rural Snowdonia countryside have been beautifully converted into a fantastic accommodation for large groups. It’s perfect for multi groups of friends and families looking to make the most of Snowdonia and all the adventure activities it has to offer.

Made up of two connecting buildings, the L shaped property is set in a wonderfully wild rural setting whilst still being only 15 minutes from the popular harbour town of Porthmadog and the ever picturesque Beddgelert. With plenty of space both outside and in, it’s great for those that have their own bikes, kayaks, SUP’s etc that they want to bring along as storage won’t be a problem.

Due to its location, there is plenty of walking, running and mountain biking trails directly from the property. A short drive will take you to the more well-used trails at Coed Y Brenin and Betws Y Coed. In Snowdonia, you’re naturally never far from a great river and sea entry points for water sports.

The downstairs is home to a completely open plan kitchen, dining room and sitting room area. With floor to ceiling patio doors, the views are stunning. The room is very modern with exposed stonework and very trendy kitchen and dining area, the whole feel is very sociable and will certainly be where you all get together. Depending on how your groups are split, there are eight (yes eight) fridges, one allocated to each room and so if you decide to do meals etc separately, you have this option – this is a fantastic idea and works really well in terms of how it has been designed.

There are eight bedrooms all together comprising of two doubles, five twins and one triple – all ensuite. Six of the bathrooms have a shower over bath arrangement and two have a shower only. All bedrooms have their own tv, heavy oak beds and cosy bedding and all with incredible views of the green hills and mountains.

Llety-Llydan is located in Llanfrothen, a beautiful village just east of Penryndeudreath, home to the famous Portmeirion village. The property itself is slightly off the beaten track, giving you plenty of space which if you have 17 people in the mix is a great welcome! There are plenty of walks directly from the property and in the evening, great spaces to enjoy, especially in the summer months. There is a fantastic village pub too which is very popular, especially with the locals.

Porthmadog is the nearest place for supplies and where you will find all the main supermarkets and plenty of cafes and restaurants and a harbour to enjoy. It is also at the entrance to the Llyn Peninsula if you are looking to explore there. It is also your nearest beach – black rock sands is where you want to head to.

Beddgelert is 15 minutes away, where you have lots of beautiful walks and at the gateway to the Snowdonia mountains – you are approx 40 minutes away from Snowdon itself and Cadr Idris in the opposite direction in Dolgellau.

Most of the key attractions and places to go to enjoy the great activities Snowdonia is famous for are between 30 and 40 minutes away – you really are very well placed to enjoy a huge variety of things to do.

For mountain biking, you have the famous Coed Y Brenin which is mountain biking mecca for enthusiasts. You are also only 40 minutes away from the other popular trails in Gwydir Forest near Betws Y Coed.

The Zip World Fforest Coaster is a great place to go especially if you have children in the mix – there are a total of 10 activities to take part in here and great for a range of ages. It is also located near to the famous Swallow Falls and The Fairy Glen and so certainly lots to do to make a full day of it.

Bala is home to the National White Water Centre where the dam controlled rapids ensure you have great conditions at all times of the year. The Slate caverns and Zip World zip lines are based in Blaenau Ffestiniog and Surf Snowdonia, which is slightly further is 50 minutes in Conwy.

Adventure activities including gorge walking, canyoning, climbing, kayaking and canoeing etc are all readily available through local companies and many of the places they use are very close by to the property itself.

    What a special place, we had a fantastic week with 12 adults and 7 kids- 3 dogs. Even the wet weather could not spoil this holiday- especially given how lockdown has isolated us this year. We were able to safe distance will being reunited. Games, walks and apple picking made the kids back to basics time together loads of fun- and what a well stocked kitchen for a bit of Gormet cooking. We will be back!

    Diolch am y croeso cynnes. Our family of 17,and babies, spent a wonderful , relaxing weekend (3 – 6 th January) in your lovely Llety Llydan. Everything was lovely and the house was perfect – warm and cosy, with superb views.We went into Porthmadog and down to Black Rock sands for a walk and play, and the rest of the time was for relaxing, making new memories and having fun. We walked around the huge grounds in our wellies with the grandchildren – climbing the trees and playing hide and seek – what could be better. A fabulous start to the New Year and only an hour from home- bliss.Thankyou / Diolch o galon.xx

    Perfect location for multi activities. We went mountain biking, road biking, paddle boarding, completed the Mawddach trail, beach combing, fell running and mountain waking.

    Great meet and greet with all the facilities you should want for.

    Had a great weekend here, the views and location is spectacular. Everything you need is catered for, and the owners couldn’t have been more accomodating. I just wish we could have stayed longer. 15 of us more than comfortably housed. Was a perfect home from home to celebrate my mother’s 70th, one happy family.

    A beautifully kept and located property overlooking spectacular views. The owners made us very welcome and were very helpful. Accommodation was perfect. We visited Porthmadog, the drive-on beach at Black Rock, climbed Snowdon, visited the beautiful village Beddgelert and also the fastest zip wire at Zip World which was a 50 minute drive away. Perfect location for us to achieve all our adventures and then to return to a lovely relaxing “home”. Thanks for a wonderful place to stay.

    Wonderful quite location which is in easy reach of Porthmadog,Portmerion, Harlech, the steam train network and the many of the great outdoor activities of North Wales. The house is in an elevated position with panoramic views of the valley below and the Snowdonia mountains.
    The house was formerly a small hotel or B&B theat has been lovingly been renovated and modernised by the owners. The huge kitchen diner is a masterclass in using reclaimed timber to create a functional and beautiful space. The lounge is long and has three seating areas with very comfortable seating.
    We were only a party of seven but the house would be comfortable with more than double that number.
    The owners were very friendly and informative and made us feel very welcome.
